New Ridgetop Lots 31, 32, and 53 Will Be Available Soon!

Lot 29 Lot 30 Lot 33 Lot 36 Lot 42 Lot 43 Lot 44 Lot 52

Wow… I've been selling lots faster than I can finish more! Out of total of 56 original lots, I have now sold ALL except Lots 31, 32, and 53, which are still under construction. They are just off White Feather Lane!

These last three are stunning ridgetop lots with killer views! I hope to have these finished by late Fall 2021 or early 2022. I am no longer advertising, and when these last lots are sold . . . I'm done . . . sold out!

With much is going on in the country (taxes, inflation, etc.), there is a chance that I may just decide to keep all the remaining lots for investment.

So, if you're looking to buy a mountain view lot around 2.5 to 3.5 acres in size in an upscale, gated community, we need to talk soon. Call me for info and THANKS for visiting!!!

Drive the roads, walk the Lots For Sale, but understand that you do so at your own risk.

Do NOT drive on dirt, ungraveled roads, or construction areas at any time!

TOP OF THE MOUNTAIN!

Above is a pieced-together, 270° panoramic view from Lot 29. It isn't perfect, but you get the idea. This lot is absolutely fabulous, and its building site is HUGE! You own all sides of the ridge and every tree you see here, so you can take them down, top, or thin the trees as you wish. Enjoy both sunrises and sunsets, and remember …

Ridgetop Lots are to the mountains what beachfront is to the coast. AWESOME!!!

HOUSE SITE: The white square represents the approximate footprint of a house

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:
Code requires that you get down to virgin, undisturbed soil to pour your foundation, footings, basement walls, slab, etc.

UTILITIES: Utilities are already installed, including a hard-wired line buried by the property line with Lot 25 so you can install a gate camera, speaker, etc., to see who wants to come up.

BUTTERCUP RIDGE ROAD: is a Featherstone road. The current pavement stops near Lot 25 and just before the entrance to Lot 29. Once the road has settled a bit more, we intend to continue the pavement of Buttercup Ridge Road past the driveway to Lot 29 and into Lot 33. The longer the road settles, the better the road will be. The paving of Buttercup Ridge Road is included in the price.

Remember… we ONLY clear a house site/turnaround area large enough for you to see the lay of the land and possibilities. You finalize it to accommodate your house design.

All of our house sites will accommodate a daylight basement and allow for main floor access.

* Way High Up * Awesome Views *

Looking down the driveway Looking down the driveway from the start of the house site onto Buttercup Ridge Road at bottom

Sitting almost on top of the mountain, Lot 30 has a multitude of options. You own the close-up trees, so trim or remove any that you wish. The view can be even further expanded to the left and right to provide an even more awe-inspiring view

We've built a nice size house site that can be easily expanded.

Your home will sit nestled in the large trees, high up, with a breeze. It has all the peace, privacy, and serenity you could ask for, all serviced by wide, paved roads in a gated community. It doesn't get much better!

HOUSE SITE: The white square represents the proposed house site as the lot currently lays. Lot 30 also lends itself to a daylight basement with access.

EXPANSION AREA: We never know what people have in mind , so we only provide the basic driveway and house site.

Lot 30 is a wonderful site, and it can be easily enlarged. The area shown by the white circle lays very gently, and if you wish, you could just about double the size of the existing house pad/turnaround area with relatively little effort or expense! You would end up with the private mountain retreat of your dreams.

Be sure to check out some of the beautiful homes nearby. This one is a keeper!!!!

Lots 33 and 33A — 5.97 Acres

* Developer's Personal Lots * Best in All of Featherstone *

Here's the story —
In 2007, we started to build a 5,500 sq. ft. Timber Frame on Lot 33. Then, the Great Recession of 2008 hit around two weeks before we were to pour the foundation.

We put our plans on hold figuring that it was just your standard recession.

We still love these lots, but we "ain't no spring chickens either," so we decided to offer these lots for sale. This is a one-of-a-kind opportunity! It is VERY RARE to find a complete mountaintop with a 360 degree view.

We put a ton of money into this project.

Anyone with the slightest bit of insight can see what a jewel this unusual property is.

We have not opened up the views yet since we had planned to wait until our home was near finished so we would know what to take down and what to leave.

This mountaintop can be see from almost anywhere in town, as you can see from the pictures below. This also means that you can see for miles in all directions, too.

Should we still own these lots once we have sold most of our other lots, we may still build up there anyway. It's just that good! But for now, it is available.

FOOT TRAFFIC ONLY: We've not finished the final grading, so we are limiting access to foot traffic only at this time. Park at the wide spot in the road at Lot 29 and walk from there. Feel free to explore, but you do so at your own risk.

RIDGETOP HOUSE SITE: Lot 33/33A is at the very top of the mountain. The basement has been dug. Truckloads of clean backfill have been brought in. The roads are gravelled. Cat 5 wiring, electric, water lines, a temporary power pole, and a septic drainfield have all been installed. A building permit has been pulled — it may be transferable? Engineered house plans are available.

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:
Code requires that you get down to virgin, undisturbed soil to pour your foundation, footings, basement walls, slab, etc.

SHOP SITE: Flat and designed for a large building/shop.

WELL: This is one of two water sources available.

OUTDOOR ENTERTAINMENT AREA: Flat ridgetop. We had planned to put a hot tub, gazebo, stone BBQ grill, fire pit, and large sitting area — all on top of the world;

VIEWS: You control all the trees to open the views.

BUTTERCUP RIDGE ROAD: is a Featherstone road. The current pavement stops near Lot 25 and just before the entrance to Lot 29. Once the road has settled a bit more, we intend to continue the pavement of Buttercup Ridge Road past the driveway on Lot 25 to Lot 29 and into Lot 33. The longer the road settles, the better the road will be. The paving of Buttercup Ridge Road is included in the price.

LOT 33 CONSISTS OF TWO LOTS — We will only sell both lots together. Both have awesome building sites with views to the east and west — Sunrises in the mornings and sunsets in the evenings!

Lot 33 is ready to build on. With the simple moving of the property lines, Lot 33A could be made much bigger so that you may subdivide and sell it off, building another house, or build a guest house … whatever.

* Huge View * End-of-Road Privacy! * Private Well *

Lot 36 View View from Lot 36

Killer views nestled among huge trees, and you have full control over the trees.

This is the ONLY lot that already has a well drilled on it!

The long driveway with end-of-road privacy makes it even better. We doubt that you'll ever see a neighbor's house — even in winter.

HOUSE SITE: The black square represents the approximate footprint of a house, which extends down the hill and beyond the cleared turnaround area.

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:
Code requires that you get down to virgin, undisturbed soil to pour your foundation, footings, basement walls, slab, etc.

Virgin soil is just above the base of the large tree you see over the hill just to the right of the view window. This provides a solid foundation, and building like this improves your view by an amazing amount!

See the "Building on a Slope" section of our Building a New Home page

FEATHERSTONE DRIVE: Borders the property on the uppermost edge and can barely be seen.

CLOUD DANCER RIDGE ROAD provides paved access to Lot 36 as well as four other lots in Featherstone. The long driveway and large trees on the Lot 36 driveway make it very private year-round!

GRIFFIN MOUNTAIN LANE is a non-Featherstone road. It is a very rough gravel road and is currently used by only two other landowners outside of Featherstone once it passes Lot 36. Griffin Mountain Lane has NO access to Featherstone. You cannot see this road from the house site, even in winter.

Remember… we ONLY clear a house site/turnaround area large enough for you to see the lay of the land and possibilities. You finalize it to accommodate your house design.

All of our house sites will accommodate a daylight basement and allow for main floor access.

Lot 42
Size: 3.62 Acres

* BIG View * BIG Lot * BIG Home Site *

This is a very versatile lot with multiple building sites as shown below. This lot will accommodate a large house and garage. The views are awesome, and as always, you own the trees and the view. There is plenty of old growth forest, privacy, and wildlife.

The person that can visualize how a house could be built with a basement and first floor access to the parking/turnaround area will make themselves one heck of a homestead!

If you need some help putting all this together, please give me a call (Bill at 828 524-0863). I'll be glad to show you the potential on this or any of my lots. Be sure to read the "Building on a Slope" section of our Building a New Home page.

HOUSE SITES: The black rectangles show two different building site options. On both, you'll notice gentle knolls heading down the hill. That's where the foundation and basement of either home would be. Figure 9'-10' high basement wall, which would bring you just about up to grade or the current level of the graveled area. There are other options, too — call Bill at (828) 524-0863 for more information.

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:
Code requires that you get down to virgin, undisturbed soil to pour your foundation, footings, basement walls, slab, etc., which is no problem on this site. This provides a solid foundation.

Building like this improves your view by an amazing amount! This is only one of the house site options on this lot. Call Bill to discuss additional options.

FEATHERSTONE DRIVE: Borders the property on the uppermost edge and can barely be seen.

SWEETGRASS ROAD: A paved Featherstone road providing the only access to Lots 40, 41, and 42.

DIRT TRAIL: A non-Featherstone road on the Featherstone boundary line. This is an old dirt road that is rarely, if ever, used and is all but impassable end to end. It sits well below the house site and is well-camouflaged by the heavy forest even in winter. There is no access allowed into Featherstone from this dirt road, which also serves as your lower property boundary.

Aside from the privacy and the wonderful long-range views, one of the best features of this lot is the Spring-Fed Pond!

HOUSE SITE: is show in the black rectangle. Designed to accommodate a basement. It extends slightly beyond the existing turnaround area down the hill , which is easily done. Contact Bill at (828) 524-0863 to discuss other options available for this site.

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:
Code requires that you get down to virgin, undisturbed soil to pour your foundation, footings, basement walls, slab, etc.

POND SITE: The roughed-in pond site is just past the gravelled house site area.

SWEETGRASS ROAD: A paved Featherstone road providing the access to Lots 40, 41, and 42.

FEATHERSTONE DRIVE A paved Featherstone road providing access to seven other lots beyond Lot 43. No further lots will be added.

NON-FEATHERSTONE DIRT TRAIL: This is an old dirt road that is rarely, if ever, used and is all but impassable end to end. It sits well below the house site and is well-hidden by the dense forest, even in winter. There is no access to Featherstone from this dirt trail.

Picture a gazebo, fire pit, and sitting area around a pond, all nestled among the old growth forest!

WOW! This is one of the most peaceful retreats in all of Featherstone!

The pond is somewhat hidden, but is easily found with a short walk just beyond the gravelled house site area.

REMEMBER: We ONLY clear a house site/turnaround area large enough for you to get the lay of the land and to open the views. You'll customize the site to accommodate your house design once you build. We do the "heavy lifting!"

We design all of our house sites to accommodate a basement and to allow for main floor access.

This lot lays very gentle. The main building site is already quite large, as you can see by comparing it with the truck on the right-hand side of the above-left picture.

The cleared area just below the main house site is great for a gazebo, fire pit, garden, horse pasture, or your own private park. It is also easily accessible with a mower or tractor for easy maintenance.

You are also free to allow the cleared area to go back to wood for NO MAINTENANCE!

This lot is VERY private and sits ready for your plans.

A 50-gallon-per-minute well sits at the entrance of Lot 44.

Lot 44 Layout Note: This aerial photo was taken prior to expanding and improving Lot 44.

MAIN BUILDING SITE: shown by the black rectangle is quite large.

EXTRA BUILDING/EXPANSION SITE: We have flattened out an extra building/expansion site which could easily be used for a guest house, shop, barn, or whatever; or it could be combined with the main site to make it GIANT size!

You'll notice that there is a dip in the land between the main building site and the expansion area. We left this on purpose so you would have a place to put the excess dirt from digging a basement. Once filled in, the two areas become fully connected, and you will end up with an absolutely GIANT area to design the private mountain retreat of your dreams.

BUILDING CODE REQUIREMENTS FOR ALL STRUCTURES:

HOUSE SITE: is represented by the black box and is approximate. The yellow circle indicates the huge, gravelled turnaround and building site. There are so many options for building on this ridgetop, so feel free to call me to discuss. Keep in mind that although the site is already giant size, you have the option of enlarging it to nearly double it's current size!

SWEETGRASS ROAD: A paved Featherstone road providing the access to Lots 40, 41, and 42.

The "NOT PART OF FEATHERSTONE" area is VERY steep and part of a large estate. I looked into buying it, but it is so steep that building roads would be very tough, much less building houses on it. Basically, you'll enjoy the wilderness of this area without having to pay the taxes on it while your home will sit right on the actual ridgetop! All this in a secure, gated community.

Even better, the building site can easily be expanded another 50 feet heading further up the ridgeline.

You could build a Walmart up here! Not really, but you get the idea.

White Feather Lane, the road/driveway servicing Lot 52, is paved and shared only with Lot 51.

Lot 52 View Lot 52 View Lot 52 View Looking West at Hwy 441 Bypass Lot 52 View Another View to the West from Lot 52

We only gravelled (not paved) the last stretch of the driveway up to the house site.

We did this because this section of the driveway was too new and needs to settle before paving.

In fact, we would suggest not paving it until construction deliveries (cement, building materials etc.) are finished.

Drive on up to the house site where there is plenty of room to turn around.

Remember… Ridgetop Lots are to the mountains what Beachfront Lots are to the coast.

However, there are a whole lot fewer usable/buildable Ridge tops than there are available beachfront coastline Lots!!!

A great investment in our opinion!
